Miami Beach Homeowners: Get Up to $20,000 to Protect Your Property


If you own a home or business in Miami Beach, there's a powerful, and time-sensitive, opportunity you don't want to miss. The City of Miami Beach is offering grant funding of up to $20,000 to help property owners invest in flood protection through its Fight the Flood Private Property Adaptation (PPA) Program.


What Is the Miami Beach PPA Program?


Miami Beach sits in one of the most flood-vulnerable zones in the country. Most of the city falls within the FEMA Special Flood Hazard Area, meaning residents and business owners face real, ongoing risks from King Tides, tropical storms, and long-term sea level rise.

To address this, the City launched the Fight the Flood Private Property Adaptation (PPA) Program — a competitive grant designed to incentivize smart, proactive investments in

flood resilience. The goal is simple: help property owners reduce flood risk before the next storm hits.


How Much Can You Receive?


The PPA Program can cover up to $20,000 for a full scope of flood mitigation work, broken down as follows:


  • $2,500 covers the value of the required flood assessment report

  • Up to $17,500 in reimbursable matching funds for design and construction

  • Low-to-moderate income (LMI) applicants may receive the full $20,000 with no funding match required

This is a reimbursement-based grant, meaning you apply, get approved, complete your project, and then get reimbursed for up to 50% of eligible costs.

What you’ll need


To apply, Miami Beach requires several documents, and some are mandatory for all applicants. The City’s application materials state that all applicants must provide proof of ID, an Elevation Certificate, and proof of active flood insurance.


Required or commonly requested documents include:

  • Property Elevation Certificate; the City notes this is required for eligibility review, and general surveys are not accepted.

  • Proof of active flood insurance; expired policies are not accepted, and the FAQs say proof of active flood insurance is required to apply.

  • Proof of property ownership.

  • Proof of identity, such as a state ID or passport.

  • Income information for low-to-moderate income applicants.

  • Historic designation, if applicable.

  • Corporate resolution by a condo association authorizing the application, if applicable.

  • Proof of incorporation and good standing, if applicable.

  • Affidavit from the building or commercial property owner consenting to the program application, if applicable.

  • Photos of past flooding and documentation of flood insurance claims, if applicable; the FAQs list images and documentation of flood damage among possible supporting materials, and the program evaluates flooding evidence and flood insurance claims.

The 2026 application window is open now and closes on April 24, 2026.

Here's the realistic timeline if you act today:

  • Apply before April 24 → Submit your application to the PPA Program
